What a valid RERA registration actually guarantees you
- A registered project ID you can look up independently on the WBRERA portal
- Disclosed land title, sanctioned plans and approvals for the project
- A committed possession timeline, with penalties for the developer if it slips substantially
- Buyer funds directed into a project-specific escrow account, rather than free use by the developer
How to verify it yourself in five minutes
- Note the RERA registration number from the project's brochure or website
- Search that number on the official WBRERA website
- Confirm the developer name, project address and unit count match what you were shown
- Check the disclosed possession date against what the sales team quoted you verbally
